Many agents are afraid to specialize because they do not have a lot of business as it is right now and they think that if they shrink their market or their focus they will have even less!<br />
Is that the way you think?<br />
Let’s take a look at this phenomenon from the consumer’s perspective…<br />
If you were a first time home buyer, would you rather work with a first time buyer’s specialist who outlines in their marketing that they are willing to educate and “hand hold” a first timer through the process, or work with a real estate generalist?<br />
If you were upside down on your mortgage and could no longer afford to make the payment, would advertising by a pre-foreclosure specialist who knows the process and can answer your specific questions appeal to you or would you just call the agent with a pretty picture and some 3-letter acronyms after their name?<br />

If you were a senior looking to downsize or relocate would you rather work with a senior specialist who can answer questions regarding special tax incentives for seniors and address other specific concerns or would you answer the generic “looking to buy or sell anywhere, anytime, call me … PLEASE” ad? </p>
<p>Let’s look at another industry…</p>
<p>If you had a heart condition, would you seek out a cardiologist or a general practitioner?</p>
<p>I think you get the idea…</p>
<p>Everyone in the world can be classified as a buyer or seller of Real Estate, but that does not resonate with anyone because the field is way too broad. Everyone can also fall into several other categories that are more specialized and potential clients would feel much more comfortable working with someone who has specialized knowledge or empathy for their specific situation.<br />
When you decide to market to a particular niche, it is not only more effective than the generic mumbo jumbo agents waste time and money on regularly, it is easier to craft your message, target your audience, and develop a comprehensive marketing plan.<br />
Therefore, in reality, can we conclude that general practitioners of Real Estate do not have enough business because, in reality, nobody is looking to work with a general practitioner?<br />

			<content:encoded><![CDATA[<p>Since your ad will be &#8220;bumped&#8221; down from the top of the list pretty quickly in some areas, a lot of agents would like to keep their ads &#8220;fresh&#8221; and near the top at all times in Craigslist. Here are a few ways to edit the Craigslist Real Estate Ad that is generated from the AccelerAd tool to keep your listing in front of Craigslist visitors.<br />

<ol>
<li>Add miscellaneous text to the end of the advertisement. This can be done by adding a simple quote or verbiage at the end of each your Craigslist post (after all the HTML code). An easy way to do this is by grabbing a quote from a any number of Quote websites like <a href="http://www.brainyquote.com">BrainyQuote</a>. Just add a copy/paste a different quote to each post so that the Craigslist will not think it&#8217;s a duplicate.</li>
<li>Edit the listing info. Feel free to go either into your listing editor or Craigslist editor and change up the description of the property. Add some sentences before/after the original text.</li>
<li>Edit the Hyperlinks. A little bit more advanced but if you know what you are doing, you can point visitors to different pages on your website than what is default on the ad. For example, if you have created a Custom IDX page that shows all actives for a city, you can add a hyperlink that says, &#8220;See All Available Homes in San Jose, CA&#8221; and the link will go to that custom IDX page.</li>
</ol>

			<content:encoded><![CDATA[<p>PropertyMinder has launched a new feature that will allow your sellers to do a Comparable property search for a given property. The advantage of this is so that the seller will be able to see similar homes in the same city/school district as their own house. This could be considered a very premature version of a CMA or Comparable Market Analysis. Buyers could also take advantage of this new tool. For instance, if a given search returned 300 results, the buyer could easily just press the Comparable Properties button to reduce and specify the results to their criteria. Some of the preferences that are available to be selected are percent of price range, percent footage and lot size range, max items in results list, and also how many times a guest can view the results before entering contact information.<br />

Here are the instructions to turn on Comparables:</p>
<p>1.	Login into Realtor Toolkit<br />
2.	Go to Preferences<br />
3.	Go to “Comparable Properties Preferences”<br />
4.	Click on checkmark box for “Allow comparable properties search”<br />
5.	Click Submit</p>
<p>(Make sure to select the different options to tailor it for your needs)</p>

<p>The PropertyMinder AccelerAd™ tool allows Realtors® to simply post their listings from their PropertyMinder website onto Craigslist. Exposing the property on Craigslist can lead to more traffic, website activity, and leads. AccelerAd™ will simultaneously promote your listing AND drive traffic back to your PropertyMinder website. This win/win equation will help save time, get more exposure, increase web traffic, and potentially capture more business.</p>
<p>Inside the Inventory Manager of your PropertyMinder website, there will be an extra link next to each listing that says &#8220;Post to Craigslist&#8221;. Just click on the link for the specific property and it will then take you to the Accelerad Setup Menu.<br />

Once inside the setup menu, there will be several options that can be edited. First off, you will be able to edit the Posting Title which is what Craigslist buyers will see. We recommend to make an attracting title such as, &#8220;Beautiful Home with White Picket Fence&#8221; which the visitors will click onto. Anther option that is available in the setup menu is to input your Craigslist email login.  This will allow all your Craigslist posts to be saved inside the Craigslist account and you will be able to keep track of all your submitted posts. The other two options are the ability to Copy the HTML code for the AccelerAd. This is more of an advanced option whereas if the Craigslist link ever breaks, you can use the HTML code and manually insert the ad into Craigslist.  The last option is where you can change the city/area that you are posting into Craigslist.  By default, the AccelerAd should pick the correct part of Craigslist that the specific home you selected should be inputted into.  If you ever need to change the City/Area, you will easily be able to change it there.<br />

<p>After selecting the options in the AccelerAd setup menu, clicking on Submit will get you into the Craigslist post. It will NOT automatically submit the listing. You will have to continue into the selected prompts and the Captcha screen to actually submit it. Also, check your email on file with Craigslist to finish posting the property.  In all, it should take about a minute or so to add the listing in. This should heavily decrease time inputting these types of ads and I know a lot of Realtors will appreciate that.  </p>

<li>Ask your clients for the list of people that they would like to invite, along with their email addresses.</li>
<li>Create a registration form on your website.</li>
<li>Email the invitation to the people in the list and tell them to register on your website so that you know how many people are expected.</li>
</ol>
<p>This is a great way not only to show your clients that you value their business, but also to market yourself as a real estate agent to the visitors. The emails that you collect through the registration form will grow your pipeline.</li>
<li> <strong>Move-in Present.</strong> If you don&#8217;t have the resources to throw a party for your clients, try offering a gift.  Here are some simple ideas:
<ol type="a">
<li>a centerpiece for their dining room or living room</li>
<li>gift basket &#8211; choose your theme:  popcorn/movie night, kitchen supplies, recipe collection, snacks for the kids, etc.</li>
<li>gift cards &#8211; save your clients some green by giving them a gift card from a nearby grocery or home improvement store.</li>
<li>first night survival kit &#8211; dishwashing soap, sponge, garbage bags, toiletries, etc.</li>
</ol>
<p>Don&#8217;t forget to attach your business card to these presents.</li>
<li> <strong>Monthly Strategies.</strong> You can also send a monthly &#8220;little something&#8221; to your clients. This is a good way to keep your name in front of your clients.

Here are some ideas for you to consider in modifying your current website:</p>
<p>Target Market. Having a niche can be beneficial. Although it is nice to work with &#8220;everybody&#8221;, it&#8217;s your expertise that will set you apart from the pack. Some examples include specializing with first time buyers, growing family, senior real estate, foreclosures, short sales, luxury homes and more.</p>
<p>Content. Once you&#8217;ve figured out your unique market, create your content. For example, if you specialize on first time buyers, add links that give them advise on what their checklist should look like before buying, or create a form on your website that will allow them to download a report on the latest first time buyer programs available.</p>
<p>Basic Contact Information. Make sure that your phone number and email address are correct. One typo on the email can cost you a lead. Also, if you&#8217;ve switched companies, be sure to change your logo and company information as well.</p>

Second, you want to remind your existing clients about your great service; and third, you are wishing for referrals. <p>Today more than ever, videos could be very beneficial to your online marketing. Many tech savvy Real Estate agents have embraced the latest video technology as an innovative and engaging vehicle for connecting with their target audience.</p>
<p>People are watching hundreds of videos a day on YouTube.com and uploading thousands by the hours. In fact, every minute, at least ten hours of video files are uploaded.</p>

<a style="color: #0066cc;" href="http://clta.org/e-news/sep2008/sacramentoReport_sb133.html" target="_new">SB-133</a>, is a landmark legislation that will allow California to lead the country in Title Insurance Marketing reform by creating the first registration program for Title Marketing Representatives in the nation.<br />
With the new law, title companies are no longer allowed to provide much support and services to agents as they did in the past.<br />
