Comparable Properties Feature Video

PropertyMinder has launched a new feature that will allow your sellers to do a Comparable property search for a given property. The advantage of this is so that the seller will be able to see similar homes in the same city/school district as their own house. This could be considered a very premature version of a CMA or Comparable Market Analysis. Buyers could also take advantage of this new tool. For instance, if a given search returned 300 results, the buyer could easily just press the Comparable Properties button to reduce and specify the results to their criteria. Some of the preferences that are available to be selected are percent of price range, percent footage and lot size range, max items in results list, and also how many times a guest can view the results before entering contact information.

Here are the instructions to turn on Comparables:

1. Login into Realtor Toolkit
2. Go to Preferences
3. Go to “Comparable Properties Preferences”
4. Click on checkmark box for “Allow comparable properties search”
5. Click Submit

(Make sure to select the different options to tailor it for your needs)

On the actual client facing Comparables button, they will be able to see the Subject Property, active, pending, and sold listings, and results on a map. (Pending/Sold is not available in all MLS areas)

    I’m not sure I want my clients to create detailed searches without me. Is this something I would create for my client or the client is left to their own abilities to create. Yilkes!
