Home Evaluation Report Beta Program
To allow agents to complete a Home Evaluation Request in the Admin Toolkit and send the report via email to their prospective client or print it for a listing appointment. The report will contain comparable active/pending/sold properties usually in a close proximity & similar criteria as the home seller’s house.
This tool is meant for sellers/listing agents. So far, this will only be for clients in areas such as REIL (MLSListings), SoCalMLS, MRIS, PIN, MRED, and ACTRIS. These are areas where active/pending & sold listings are available in our system. We will be adding more MLS in the coming months. Clients in these areas with MLS on their websites can use it for free during the beta program time period. Non-clients will have to signup for a Free Test Drive. Clients can request to be added to the beta by emailing firstname.lastname@example.org.
In the Realtor Toolkit there will be a tab for “Home Evaluation Request”
When the agent clicks the tab they enter the program. There is an option to start a new home evalutation and a list of previously performed home evaluations.
To start a new request agent would click “Create New Home Evaluation”
* The steps to perform the evaluation are outlined at the top of the page and the agent can jump from step to step by clicking the appropriate link They should complete the process in order when performing the evaluation for the first time. Once they did it once, they can jump back and forth in between steps to make adjustments.
Step 1. Property Info
They are prompted to enter a Title to name the evaluation.
They can assign the evaluation to a contact in their CRM. If they are performing the request for a new contact, they must add the contact in the CRM first.
Then they must input the property information. They can input an address or MLS number if the property is already listed.
If they are entering an address, the form will autofill based on known addresses.
They must input basic property information and some notes
Then click create to start the process.
Step 2. Comparables Criteria
The agent must select the appropriate MLS if they belong to more than 1, and select the property type: SFH, Condo, Multi-Unit, Etc…
Then they set the variances for the comparables search. If they leave a field blank then the search will not take that factor into consideration. If they do not enter a bedroom number for the +/- field, the search will return properties with all number of bedrooms…
The search results will be displayed on a map based interface below the variance criteria. The list will only show 10 properties at a time. The agent should select the comps they would like to include in their report. They can select from a simple view or a detailed view. The detailed view will include more property data and pics in the list. Once they have selected the properties to include the agent goes to the next step.
Step 3 Selected Results
All selected results are displayed on 1 page and on the map for a final review. The agent can add more comparable by clicking the link on the bottom or think to go to STEP 2 on the top of the page. If all properties are ok. Then go to Step 4
Step 4 Marketing Plan
The text box similar to the “about me” page appears. We will have a default, very basic marketing plan in place, the agent can insert their own marketing plan and save it as a default. Once the plan is in place they go to step 5
Step 5 Generate Report
The agent has a choice of HTML report or PDF report. The report will combine the comparables selected with the Marketing Plan. This can be printed or emailed to the client.
